Abstract: There are many types of residential construction projects like Apartments, bungalows and duplexes. To construct one residential project averagely 10 to 20 subcontractors are required. To build single family home main contractor spend 70 to 75% of construction cost over the subcontractor. So, subcontractors are important contributor in successful completion of project. If we select the subcontractor on the basis of lowest bid it will affect many factors like time overrun, bad workmanship, and lower quality standards causes’ immense impact to the performance of construction project and can extend into the operation of main contractor organization. This dissertation work investigates the critical factors affecting on subcontractors selection process in residential construction projects based on 5M’s of management.
