Abstract: There are many types of residential construction projects like Apartments, bungalows and duplexes. To construct one residential project averagely 10 to 20 subcontractors are required. The subcontractor are specialty contractors who are hired by main contractor to perform specific tasks on a project. The various subcontractor are selected for different works those are concrete flatwork, masonry work, drywall construction, fireplaces construction, plumbing work, electrical wiring work, HVAC work, carpeting and security systems work, painting and wall covering work, framing work and finished carpentry work. Now a days because of nonconventional methods, advanced technologies and more workload main contractor’s handover maximum amount of production work to subcontractor. To build single family home main contractor spend 70 to 75% of construction cost over the subcontractor. So, subcontractors are important contributor in successful completion of project. If we select the subcontractor on the basis of lowest bid it will affect many factors like time overrun, bad workmanship, and lower quality standards causes’ immense impact to the performance of construction project and can extend into the operation of main contractor organization. This dissertation work investigates the critical factors affecting on subcontractors selection process in residential construction projects based on 5M’s of management. Literatures reviews, interviews and questionnaires are used for the identification of factors affecting on subcontractor’s selection. Statistical methods of ranking analysis and factor analysis are also implemented for verification and further analysis. The results show first eight important factors are: Quality of work, past performance, Completion of job within time, financial strength to sustain the required cash flow, Technical know-how, Updating programme as work progress, Number of relevant projects completed on time and lowest bid price. This study provide base for main contractors while they are going to select subcontractor for particular job.
